This project attempts to provide an appropriate land use plan for the development of the new residential area, Netown. In regard to the client requests, the character areas with the proposed buildings and activities are shown in the land use plan.
In order to have an efficient design, first to be considered is the orientation of the plot. Taking into account the tropical climate with hot and dry weather, the plots are oriented mostly South-North to profit a better ventilation of the buildings. Residential areas are placed on the northwest of the plot to to be edging away from the highway road on the southeast. In this purpose, the mixed use areas mostly with commercial and business activities and the administrative offices are proposed along the highway to serve as a physical barrier.
The boulevard is the green arteries that is used to divide the residential area from the commercial areas. There are three main nodes for entering and exiting the block, that lead directly to the center of the block. The central Square is thought as the urban living room of the entire block.The center is composed by the cultural center, the church and the retail activities on the east of it. From the central square are extended the main roads that lead to other areas of the block. These main roads divides the residential area into 3 plots. These three plots will provide 3 types of residential building, single family houses (villas), low rise and medium multifamily buildings. The number of floors for the medium rise multifamily buildings will not exceed 3 floors.
The sport and leisure areas are designed on the south of the plot covering an area of 8.4 Ha. In this zone, beyond the playing fields, sport hall, playgrounds etc.is proposed to be included also the Healthcare Center in order to be near to the natural landscape and leisure activities. While the school and kindergarten is proposed in the west part of the mixed use area above the administrative area.
Other focal point of the project is enhancing natural attenuation of the riverbed. The riverbed will be upgraded. By establishing a diverse and continuous riverside parkland will be changed the dynamic of the river.
