We are in the process of converting a commercial property into a personal retreat to accommodate a large family and possible nature education programs. This property was previously an outdoor and wilderness club in south Florida. For this design we will be renovating the 1st floor, adding a 2nd floor onto the existing flat roof of the building, adding a free-standing garage with 2nd floor suites, and adding an outdoor recreation space/lounge. We would like a lodge-feel to the renovations.
The purpose of the areas on the 1st floor is for entertaining. All the walls on the 1st floor are load-bearing except for the kitchen wall that faces the Gathering Room. The Terrazzo flooring can be refinished, but does not need to. The Great Room is the only room on the 1st floor that will not have an addition above it for the 2nd floor. We would like to resurface the fireplace and the bar with new stone. The bar has to stay in its current location due to water lines. There will be two bathrooms coming off the Gathering Room, one for men and one for women. We want multiple stalls in each bathroom as well as large open showers similar to the current showers. The fume hood and suppression tank in the Kitchen must stay. The Utility Room is located behind double doors and it houses the plumbing and electrical systems. The Tool Room can be converted to stairs for access to the 2nd floor. We do not have specific guidelines/restrictions for the Gathering Room, the Bedroom, or Storage Area, so be creative!
The purpose of the areas on the 2nd floor is living space. We do not want flat roofs. There is approximately a 3-foot overhang on the current roof which allows for more square-footage than the 1st floor. There must be indoor access to the 2nd floor from the 1st floor. The 2nd floor will have 3 Main Suites with balconies with wilderness views (not overlooking the parking lot). Each suite should contain: a sleeping areas to accommodate 1 King-size bed, an on-suite bathroom, a lounge area with sofa, a small kitchenette (sink, mini-fridge, and microwave), closet, and a desk/study area. The 2nd floor will also have 2 Bunk-rooms to accommodate 2-4 bunk-beds each as well as 1+ smaller studio suites. Each suite and Bunk-room will have self-contained air conditioning/heating unit similar to a hotel room.
The free-standing Garage will be able to accommodate 10 vehicles and landscaping equipment. At least 4 suites similar to the 2nd floor of the main building should be added above the Garage.
The Outdoor Recreation Space/Lounge will include an in-ground pool accessible from the back patio, hot tub, outdoor bar (swim-up bar attached to the pool, if possible), fire pit, barbecue/grilling area, lounge area, and dining area. The best sun exposure is on the west-side of the building.
1. Remodel the first floor.
2. Add an addition for suites on the second floor of the existing structure.
3. Add a free-standing garage with suites above the garage.
4. Add a pool and recreation area.
