We have a small split-foyer (two-story) home we built in the 1980s when we were married. We would like to add on a FAMILY ROOM to the existing living room and give our home the rustic feeling of a log home / lodge / mountain cabin.
Would also like to create a MASTER SUITE on the 2nd floor with a walk-in closet/dressing room that also has the washer & dryer in the Dressing room. Currently the w/d is on the 1st floor & we go down there every day to get our clothes and that is really the only time we go downstairs. If the split foyer is removed, then we will need a new entrance and set of stairs going from upstairs to downstairs.
The 1st floor is partially under ground with a steep slope on each side. The driveway goes from the front of our house around to the back where we go into the second floor on ground level.
I'm a strong believer in FENG SHUI so please help me keep that in mind also.
I need the plans to be detailed enough to hand over to my contractor.
I also need to know where I can buy furniture and other items that you may suggest.
Our front door is never used.. Everybody uses our kitchen door around back. I would like to create a more welcoming entrance even if that means moving the stairs and/or the front door to a different side of the house.
Covered deck on the new addition . . It needs railing so my two 3lb Yorkies can go out on the deck to get some sun and not be able to get off the porch. (We have coyotes). Heck, we have squirrels bigger than my dogs!
We would like to have lots of windows at least at the back of the new addition to look at the wildlife.
Stone fireplace (gas & fake logs) in the family room. I'm not able to build a wood fire anymore even though I love doing it.
Would like to have a special place for a baby grand piano.
We need a dining table that can be extended when we have guests . . Otherwise it's just the two of us and we would be happy to eat off of a bar between the kitchen and family room. Would like the bar to be used as a serving space when we have company.
Mud room / foyer with closet & shoe storage - would like a bench for putting on / taking off boots and shoes.
Need a catch all table or space to put the mail, keys, phones, pocketbook, etc. somewhere near the door.
Reading nook or small library. Would like to have a bed the size of a twin mattress built in somewhere for reading. Lots of pillows and a good reading light. Could also be used by an overnight guest. Would need a comfy chair too. We have lots of books so anywhere you could put book shelves would be great!
Would like to have a small desk or space for the laptop computer.
Bar area in the kitchen for guests to sit around while I'm cooking to keep them out of my way.
Ceiling in new addition could be raised with exposed beams but not too high because of heating all of that space.
I need an office / craft room. I'm currently using the 2nd bedroom upstairs as an office. Since I retired, I need more space to do my scrap booking, paper crafts & sewing. This room could be hidden somewhere out of sight. I would like to have built in cabinets and counters for workspace. I would like a gift wrapping area too.
We have wild animals (turkeys, deer, bears, coyotes) in our back yard. My husband likes to shoot at the coyotes at night. Currently, he shoots out the kitchen window! It would be nice if he could have a spot where he could see out and shoot from on the backside of the house. I even thought about having a library/reading nook in a loft area over part of the new addition.. If the loft idea would work, we could put in a window he could open and shoot out of.
Not sure if we should make the new addition one story or two or three? It would be possible to dig out the yard and extend the basement. If we make it 2-story, this would give us a good place to put a set of stairs going to the first floor if we take out the split-foyer.
We have an electric heat pump which will probably be replaced during this remodel. The one we have now has part of the unit in the attic and we'd like to get it out of the attic because it's so hard to get up there to service it. It has also clogged up and leaked water on the ceiling a couple of times in the past.
I would like to have a master bedroom with an adjoining large walk-in closet. The master bedroom doesn't have to be really big. I would like to move my washer and dryer up to the main level and put them in my walk-in closet / dressing area. Must have a his & hers section of the closet with 'hers' being the biggest! Would also like a built-in rack/ enclosed cabinets for laundry slide out baskets because I sort the laundry as we use it - need space for (6) baskets. I do a load of laundry when the basket gets full. Would also be nice to have a flat surface for folding.
I want to replace all of the windows on the entire 2nd floor. I want the kind that open to the inside for cleaning.
We currently have cedar siding on the outside of the house. I'm open to your thoughts on that.
We want a design that will make our home comfortable & cozy for us and our guests.. A true mountain home so we can be cozy at home and also that is roomy enough to entertain.
We have a budget of $125,000 and this amount includes the new furnishings as well.
We LOVE the look and feel of our outdoor space and would like to bring that same feeling in to our home.
Depending on the cost, if we leave anything off of this project, it could be the master bedroom. The new family room is the most important thing right now and the master bedroom with w/d would just be a bonus!
I would even consider flipping the family room and kitchen to the end of the house to make the kitchen closer to the outdoor room and carport where we spend most of our time entertaining during the summer.
