Looking to complete phase 2 of a project to bring an existing beach craftsman back to life by completing an upstairs addition. Phase1, an upstairs addition of 775 sqft of living space, was completed in June 2011. Phase 2 extends the upstairs by another ~1000 sqft. Here are some basic guardrails for what we are trying to achieve. 1) Open flow with good use of space for family of 4; 2) Three bedrooms with minimum of 2 baths; 3) Potential great room that takes full advantage of ocean views to north and west; 4) Cannot have 2nd kitchen upstairs but want area to allow family of 4 some autonomy w/ wetbar with small efficiency (two burners?) and small refrigerator so family can stay upstairs and be comfortable. Want a place where people can sit and chat while person is mixing drinks or making a sandwich. We need to work around the chimney of the downstairs fireplace….though we could be talked into alternatives if needed. In the spirit of craftsman, looking for economic use of materials and space…i.e., nooks, unique storage opportunities, multi-utilization of space. The addition needs to flow both internally and externally with the look and feel of the existing house. Have initial concept (that you may deviate from considerably) and detailed drawings of existing bottom floor and upstairs addition….but really looking for novel ideas on how to best use the upstairs space if we wanted it to be self-contained space for family of 2 adults and 2 children. Would addition to be separate living space from downstairs.
