Thank you for your very detailed submission. You were actually the only designer to catch a mistake we made in outlining the contest. We weren't able to see the offset at the side door. We figured this out near the end of the contest and didn't think it was fair to put it out there late. You were able to figure this out and incorporate it into your drawing. For this reason mainly, we selected you as one of the winners because of your attention to detail rather than the design itself. You were also one of the few designers to incorporate the water service line, again the attention to detail. We would have liked for the layout to be a little more open. We fell this design, if it were implemented would feel closed in with the small kitchen and hallway to the back.
Thank you for your kind and very helpful feedback. I also feel like I had to sacrifice some of the common areas in order to obtain 3 larger bedrooms. I made the kitchen smaller because I wanted it to be easier to ventilate, or even completely separate it from the living room by a partition wall with sliding doors maybe.Since it's a basement apartment it will be a bit complicated to properly evacuate the heat and the smell from cooking with just the existing windows. If the tenants are a family, then this is not a problem, but If they are not, maybe they will use the common areas at different times and in different ways and one's cooking might disturb another's TV time.I hope in the future I will better anticipate the client's needs and expectations:) Thank you again for the review and good luck with the next stages of your project!
