The master bedroom, bathroom and closet.
The condition is good, but outdated. The problem is we need to update the suite with our taste as the current area reflects the current owners taste..
Our goal is a sexy, zen, fresh, modern space. We want to be able to come home after a long day, walk in the bedroom and feel the tension fade away. We also need a space we (with our 9 year old tomboy daughter and 3 yr. old small dog) can live in. It should not look like a museum.
I feel like I currently live in a sea of brown textiles and dark wood, so color and various textures would be appreciated.
I want a gas fireplace where the armoire is now. We want a sitting area for one (if not two) "Eames size" chairs/ottomans. We also need great lighting in the entire space.
I want to bring light into the room, but want blackout shades so we can sleep in on the weekends.
We want a plasma tv to be placed somwhere where we can see it from the sitting area or from the bed.
My vision for the patio is a space where I can sit and read a book while drinking a glass of wine. Texas summers are blistering hot, so that should be taken into consideration.
The master bath needs a large steam shower with a floating seat and no tub. I want Nacar Bublado marble tile for the floors (and possibly the walls) and glass tiles for the shower. We need a double vanity. We want a heated floors and possibly a towel warmer drawer and plenty of storage.
The closet needs a built in seat, plenty of space for hanging clothes, women's shoes and drawers for jewelry, t-shirts, etc as well as a hidden safe.We also need a full length mirror.
We will be buying all new furniture for this space so any ideas would be appreciated. I like minimalistic with clean lines.
While affordability of design should be taken somewhat into consideration, the space needs to be our "dream master suite". I will have the suite constructed in phases (e.g. bedroom completed first and then move onto the bath, etc.) if I need to, to get what I want.
What is important is to listen to what we want and bring it to life. If you have any questions, please post them and I will get back to you asap.
I am an extremely visual person, so the more you can provide that I can look at to visualize the space, the better. I have never worked with an architect before, so I'm not quite sure what to ask for. I want to be able to give the deliverables to my contractor, so he can execute the design and would consider working with the designer on this and other projects.
Based on what others have asked for, deliverables would include a complete interior design plan, including room layout, recommended furniture, color schemes, wall coloring, accessories, etc. I would also like an eye level view, a top level view and a birds eye view. If a realistic 3D rendering could be done, that would certainly be wonderful.

Our budget is $30,000, excluding expenditures for furniture.
The master bedroom is 28x17.
The closet is 18.1x 13.9.
The vanity area is 59 inches long.
The current owner did not provide dimensions for the bath, so I took the following measurements:
The vanity area (which is outside of the bathroom and on the opposite side of the wall of the large free standing mirror)is 59 inches long.
The wall with the bathtub is 73 inches long
The wall with the sink and toilet is 73 inches long.
The wall with the window (and icluding the depth of the shower)is 104 1/2 inches.
The wall with the door is 117 inches.
