My house was originally built in the 50's but was 'flipped' before I bought it into a very modern and open design. They did a wonderful job, except for the master bedroom. It is very small, the closet is very small and hard to use, and there is only a tiny bathroom that is not connected and has zero storage (pedestal sink and no medicine or any other type of cabinet). There is room to expand the bedroom out on what is currently the back patio. I would like to make the current bathroom just a guest bathroom (only need a toilet and sink) and expand the current bedroom into a master suite that includes a new bathroom with double sink vanity, linen storage, shower and freestanding tub, and a large closet. The room should follow the modern design aesthetics of the rest of the house.
I would also like as much light as possible. The room where it could be extended faces the north. I live in Denver, Colorado - the winters can be cold and snowy with short daylight and the summers can be hot. Building codes for my neighborhood include that the building be at least 5 feet (~1.6 meters) from the property line.
Not a requirement, but I would love to have an indoor/outdoor fireplace, that would let me be able to soak in the tub and read a book with a nice fire. For the next project I will redo the back porch and enjoy the fireplace outside. It would also be nice to have the toilet enclosed for privacy.
