This project will upgrade three separate (but loosely connected) areas of our first floor. Part A of the project is to enclose a covered porch (20'x7') and open up the wall between the porch and our narrow living room (22'x11'), making a larger family room (22'x18').
Part B of the project is to remove a 1/2 bath which separates our kitchen from our living room. Our home is currently set up in a "U" shape where people enter in the back through an 8'x8' mud room connected to the kitchen ... then they have to walk through the kitchen and dining room, then take a right, and finally enter the living room. If we remove the 1/2 bath there will be a direct passageway from the kitchen to the living room.
Part C of the project is to add 6' to the width of the 8' x 8' mud room, moving the 1/2 bath to that addition and bringing laundry up from the basement to that area.
a. Better flow to our house (both walking and air), as well as better use of space.
b. We think this is a fairly simple plan and we would like to maximize value on this project.
c. Not sure. Think we will be able to operate off of ideas/concepts. We will definitely need drawings for the building department and zoning board.
d. Yes, we would like to continue working with them .... do not think we would need them to be available on site though.
