This competition is solely for the production of renderings to help illustrate the already completed schematic design for new construction of an apartment building in the City of Colton in Southern California.
Our goal is to be able to present these renderings to the city officials to help them understand and get excited about our project.
We are interested in a daytime view, in color, however, the style is up to the designer. The rendering can be watercolor, photo-montage, color crayon, etc.
We have pre-selected 2 views for the designers to choose from. Both views are saved in the Autocad model file (under Views, under Named Views- EastView, SouthView). In addition, a jpg of the final cropped view has been included (EastView.jpg, SouthView.jpg). Please make sure that the final submittal is cropped so that it matches the included jpg views.
The final submittal shall be in tiff or pdf format, fit on an 11" x 17" drawing, at 4800 pixels wide.
We are absolutely interested in building and maintaining a working relationship with the top designers. We are always looking for talented individuals or firms to work with. And, if the designer happens to be located in the Los Angeles area, then that will make future project work even more convenient.
Below are the finish materials for the building that must be used. Please refer to the elevation drawings to get an understanding of the design intent and overall look the renderings shall achieve.
1) Building finish material: white stucco, smooth finish
2) Garage finish material: light gray stucco, smooth finish
3) Garage door material: light gray, matte finish
4) Window and door glass: clear, light blue/light green tint
5) Window and door frames: clear, anodized aluminum
6) Balcony railings: clear glass with varying color- from orange to yellow (please pull colors from West Elevation drawing)
7) Balcony floors: concrete
8) Address Numbers: Need to be added per the South elevation, SansSerif font, white letters with black borders. Numbers must merge with building color (no border at the bottom of each number).
9) Trees: There is a LARGE, mature (~ 38 ft tall) Oak tree in the center island at the front of the building (south side). There is another tree to the south of the building and several trees to the West. These trees will be Poplar trees. Please refer to the South Elevation drawing for approximate sizes.
There are also trees on the East side of the building (on the second floor- between the planter and the facade). These will be smaller oak trees. Please refer to the East elevation drawing for approximate sizes.
Please note that all of the tree trunks and canopies are shown in their location in the model as linework only. They are not modeled. Either they can be added as modeled trees or photoshopped into the rendering. However it looks best to the designer.
10) All other plants must be drought tolerant, native species to California. Please see included Landscape Plans (at Grade and Second Floor) for Legend and description of plant types.
In addition, and most importantly, the renderings must be bright, lively and have a lot of people. The apartment building is near a college campus, so at least half, if not three quarters, of the people added to the rendering should be college student age.
Also, please do not modify the design in any way. We have already developed architectural drawings that correspond to the 3D model and they will need to correspond to the renderings as well.
We are looking for renderings that are impressive and will excite the city officials about the project. Everything in the rendering needs to be of the appropriate scale and feel realistic- correct lighting and shading, correctly sized people, etc.

Below is a brief description of the site and building, to help clarify any uncertainties about the design:
The building will be new construction, of modern design, with 4 stories (with the first floor partially sunken into the grade). In front of the building (south) is the driveway entrance, with a drop off area, a few parking spaces and a large oak tree in the center island. The manager's office is at grade on this facade and represented with storefront windows.
Also on the south side of the building, there is a set of stairs and a long ramp that will take someone from the drive aisle/drop off area to the second floor (above the parking garage). These are built out of concrete.
On the east side of the property, there is a parking garage at grade that runs the majority of the site, north-south. There is also another parking garage at the north end of the property running east-west.
On the roof of the east parking garage are the entrances to each of the units. This area has a planter and sidewalk on the east side that run the length of the garage, as well as additional sidewalks that provide entrances to the units with drought tolerant landscaping and several small oak trees between the sidewalks.
The east-west garage has a public recreation area above it with planters at the perimeter. These planters should be planted. The public recreation area should have some people in it, not performing any specific recreational activity/sport.
